As of 15th June 2022, the process for providing an accurate price for the installation of a new boiler has become a lot more complex and time consuming following a change to the 'Building Regulations' when the 'Conservation Of Fuel & Power - Approved Document L' became a legal requirement.

One of the many changes this document covers is the requirement to ensure new/replacement boilers are not oversized for the specific property they are being installed in as this would result in excessive amounts of CO2 being released in to the environment.

Your current boiler will probably have a flow temperature of about 80℃ (This is the temperature your boiler heats the water to as it's pumped around your heating system to provide the heat you get from your radiators.)

From 15th June 2022, new/replacement boiler installations should be designed to have a maximum flow temperature of 55℃.

Whilst this lower temperature means the boiler is not using as much gas and therefore not producing as much CO2, it also means your radiators are no longer getting as hot as they used to and consequently at the new lower temperature, they may not be large enough to sufficiently heat the room.

To make sure your new boiler installation will heat the rooms in your home adequately, your gas engineer will need to visit your property to calculate the specific....

Heat requirements for each room.

Heat loss from each room.

Heat available from your current radiators.

You should expect the engineer to be at your property for about 1-2 hours collecting the information they require to determine the correct size boiler for your property.

Once they have completed their calculations, they will also be able to advise you if your current radiators will provide sufficient heat? Some may be adequate, others may need to be enlarged and some rooms may need additional radiators to be installed?

The new 55℃ flow temperature detailed above is just one of a range of legal requirements this document covers and has increased the time required to provide a price for a new/replacement boiler installation to be anywhere from 3-5 hours! (Depending on the size of the property.)

Do you mean, will I carefully calculate your price and then add on £297.00 so that I can pretend to reduce it by that much when you accept it? - No.

Whilst some companies will use this tactic to try and encourage you to accept their price, I'm not going to insult your intelligence by pretending to do this.

Lets be honest, creating your price will take hours of work, this time needs to be paid for. If you were in my position, would you turn away other work, perhaps a boiler service and a gas safety inspection or some other paid services and use that time to create a price for a new boiler that you then give away for free?

Of course not, if you did, you wouldn't be able to afford to stay in business for very long!

Sure, as a estimate is just another word for a guess, I can tell you that I haven't been able to install a new boiler for less than £4,500.00 in a very long time.

On the higher end of the estimate, I can tell you that I have only had one boiler upgrade that's gone over £9,500.00, but that client did require a number of specific upgrades and the boiler to be relocated.

Therefore I would estimate (GUESS) the cost of a new boiler installation to be somewhere between £4,500.00 and £9,500.00.

I know thats not very helpful but unfortunately every property will be different. To narrow the price down any further than that will require attending your property to carrying out various tests and the fee for that service is £297.00.

A number of factors need to be assessed:

Is there a sufficient supply of gas to the boiler or does it need a new gas supply pipe installed?

Are there currently any gas leaks present that need to be fixed?

Is the boiler location suitable or will it need to be moved?

Will the radiators heat the room adequately when the water supplied from the new boiler is 55℃ instead of 80℃, or will they need to be enlarged?

Do the radiators have thermostatic radiator valves?

Has the heating system been maintained correctly of neglected over the years?

If the system has been neglected, how much work will be required to clean the heating system?

Will it be possible to clean the system or is it at a stage where it would be more cost effective to renew it?

If your radiators need to be upgraded will that require alterations to the pipework?

If the pipework needs to be altered, where is it currently located, under a wooden floor, in a concrete floor, in a wall?

Are the pipes currently insulated to current requirements or will new insulation need to be supplied?

Will the property be vacant with empty rooms whilst carrying out the installation or will it be occupied?

... and so on.

This new legislation is a part of the 'Building Regulations' and as such is a legal requirement.

Having a new boiler installed in your home that doesn't comply with Building Regulations would be like driving a car without a licence. Some people will do it, it's not recommended and certainly something you'll regret when you get caught!

There are a number of companies that will happily take your money and provide you with a boiler installation that fails to meet legal requirements, but this is not one of those companies!

Any work undertaken by Exclusive Trades will always fully comply with Gas Safety Regulations, Water Regulations, Legionnaires Disease Prevention Requirements and of course, Building Regulations, meaning we will either do the work correctly, or not at all!

That's okay, that just means this is not the right company for you.

Exclusive Trades is not a cheap company and I have no desire for it to be a cheap company.

When you offer a cheaper service you have no option but to use cheap/inferior products, to cut corners during the installation process to save time (Sometimes 'forgetting' to install various valves, filters, etc that the manufacturers specify in their guidelines to save money!) and then of course you have to deal with the inevitable complaints when things go wrong shortly after their installation.

From an installer's point of view, unless you plan on simply ignoring the client once the installation is complete, (Which is not uncommon) installing cheap/inferior materials really is more trouble than it's worth!

However, just because this is not the right company for you, it doesn't mean I can't help you find a company that you may feel better suits your needs!
